A biotechnology firm has sold a vacant industrial and laboratory property in East Windsor for $4.75 million, brokers with Cushman & Wakefield announced Friday.
According to a news release, the facility at 55 Lake Drive spans 27,992 square feet and has a mix of existing research, warehouse, office and cold storage space, along with a dock-high loading door and 81 parking spaces. It also offers a flexible layout that allows users to occupy the property immediately while accommodating a range of operational requirements, the listing team said, adding that the 2.47-acre site allows for a roughly 12,000-square-foot expansion.
Cushman’s Dan Bottiglieri, Deb Boucher, Jordan Sobel, Andrew Schwartz, Andre Balthazard, Mike Dean and Kate Boyle represented both the seller, Novonesis, and the undisclosed buyer. In announcing the deal, they noted that the combination of existing infrastructure and expansion capacity creates long-term value for both owner-users and investors.
The single-story building, previously occupied by a nutraceutical manufacturer, was originally constructed in 1974 and renovated in 2013.
“Properties that can support specialized manufacturing and research uses continue to attract significant interest across central New Jersey,” Bottiglieri said. “55 Lake Drive stood out because it combines existing laboratory infrastructure, expansion potential and exceptional regional connectivity, making it a compelling opportunity for both investors and owner-occupiers.”
Located less than a mile from New Jersey Turnpike Exit 8, 55 Lake Drive provides easy access to New York City, Philadelphia and major East Coast transportation hubs, including Port Newark-Elizabeth, Newark Liberty International Airport and Philadelphia International Airport, the news release said. East Windsor continues to benefit from its position within one of the region’s most active industrial corridors, offering businesses access to a deep labor pool and an established network of manufacturing, logistics and life sciences companies.
