A development site in Jersey City’s West Side neighborhood is on the market for sale, with approvals in place for a project that would include nearly 550 apartments and retail space.
Brokers with JLL have listed the property, 20 Carbon Place, touting its location along the fast-growing Route 440 corridor. They noted that the 1.76-acre site has preliminary and final major site plan approval from the Jersey City planning board and has received key environmental and utility approvals, significantly reducing entitlement risk and providing a clear path toward construction for a 12-story building with 547 rentals homes and amenities such as a resort-style swimming pool, coworking and conference facilities, a fitness center, yoga and exercise studios, a sports simulator, a podcast room and 288 bicycle parking spaces, among others.
Plans also incorporate an 8,500-square-foot public plaza featuring landscaped gathering spaces, rain gardens, seating areas and pedestrian-oriented design elements intended to enhance neighborhood connectivity and activate the Carbon Place frontage, the listing team said. Additionally, the project is approved for a ground-floor retail space and a structured parking garage with 276 spaces.
JLL’s Jose Cruz and Ryan Robertson are marketing the property, which is adjacent to what was long known as New Jersey City University and benefits from strong multifamily fundamentals and sustained residential demand, with the support of Senior Analyst Ali Alkazaz and financing brokers Thomas E. Didio Jr. and Gerard Quinn. The Jersey City West Side submarket currently has a 95.1 percent occupancy rate, they said, while the broader Jersey City market continues to demonstrate exceptional leasing momentum after absorbing 2,230 units in 2025, with an additional 802 units absorbed year-to-date in 2026.
What’s more, they said the surrounding apartment inventory “remains largely comprised of older Class B and C communities averaging more than 30 years of age, creating a significant opportunity for new institutional-quality housing.” Residents will benefit from convenient access to multiple NJ Transit bus routes operating along Route 440 and West Side Avenue, immediate connectivity to Route 440, Route 1&9, Interstate 78 and the Holland Tunnel, while Newark Liberty International Airport is a roughly 15-minute drive away.
