A landlord’s overhaul of a Freehold office complex is paying dividends, brokers with Newmark Knight Frank announced, touting nearly 90,000 square feet in recent leasing volume.
The brokerage team on Thursday highlighted the impact of new amenity spaces at Monmouth Executive Center, a 237,000-square-foot complex off Route 33. Spanning 100 Willowbrook Road and 2, 3 and 4 Paragon Way, the property features a newly upgraded courtyard and common areas, along with new, high-end amenities such as a tenant lounge with a mini-mart food café, conference center and fitness center.
NKF Managing Director Adam Silver and Director Robert Loderstedt represent the owner of the campus. The team has inked more than 88,000 square feet of leases in the past 24 months with tenants including Cherry Weber & Associates, Schweiger Dermatology Group, Roundarch Isobar, Cores and Associates and Donohue Law Firm.
“Monmouth Executive Center is unlike any other office complex in western Monmouth County, with brand-new amenities, a generous floor-to-window ratio, new exterior tenant directories and an attractive campus setting,” Silver said. “The new owner has been enhancing its tenant’s workday experience with the new amenities and upgrades making the campus uniquely stand out on the Shore and Monmouth County.”
The brokerage team is marketing about 55,000 square feet of remaining space at Monmouth Executive Center, which sits at a four-way interchange of the Route 33 bypass and Halls Mill Road. The location provides quick access to routes 9, 18 and 537, along with Interstate 195.
“We are even scheduling yoga and Zumba classes for tenants,” Loderstedt said. “But at the end of the day, it isn’t just about amenities. The site makes great business sense, as its proximity to major transportation routes, skilled labor and area amenities will support consistent success for its tenants.”
