A nearly 35,000-square-foot industrial building near Atlantic City has changed hands for $1.45 million, following a newly completed transaction by NAI Mertz.
The firm announced last week that it represented FDI Trading in the sale of 6805 Delilah Road in Egg Harbor Township. The building’s new owner, whose name was undisclosed, now plans to remodel, overhaul and improve the space for its own use.
NAI Mertz Senior Vice President Jonathan Klear completed the assignment on behalf of the seller, while Vice President Roy Kardon represented the buyer.
“Egg Harbor Township has seen a number of new users within the last 18 months due to its convenient access to many of the state’s most popular highways and the availability of property within the region” Klear said. “This transaction represents a tremendous value-add opportunity for the new owner, and I am pleased to have brought this opportunity to my client.”
Located near the Atlantic City Expressway, the Garden State Parkway and Route 9, 6805 Delilah Road is a 33,400-square-foot industrial building comprising 30,000 square feet of warehouse space and 3,400 square feet of office space, NAI Mertz said. The building features 26- to 33-foot clear ceiling heights, an insulated corrugated steel roof, 25-foot-by-50-foot column spacing, six tailgate loading docks, one drive-in door and 48 parking spots.
The deal also comes two and a half years after Klear brokered the sale of 6805 Delilah Road to FDI Trading. He has also completed nearby transactions, including the sale of a 138,700-square-foot industrial portfolio at 6575-6579 Delilah Road and several other recent leases.
