An auto parts seller has leased more than 300,000 square feet at a soon-to-be-completed industrial project in Burlington County, under a newly announced deal by NAI Mertz.
DNA Motoring, one of the largest retailers and distributors in the automotive aftermarket industry, will use the space at 839 Railroad Ave. in Florence as its Northeast distribution hub, the brokerage firm said. The developer, Black Creek Group, is slated to deliver the project in the second quarter, providing modern facilities and a location less than a mile from the New Jersey Turnpike Extension.
NAI Mertz President Scott Mertz represented the tenant, while Tony Rod of Lee & Associates represented the landlord in the 300,700-square-foot lease.
“The Florence/Burlington area continues to be the epicenter of industrial development and leasing activity in southern New Jersey,” Mertz said. “This transaction is typical of recent activity in the area with Class A buildings fully leasing prior to delivering to market.”
Mertz noted that the Black Creek Group building will feature 36-foot clear ceilings, along with ample loading and trailer parking. The site provides access to both the New Jersey and Pennsylvania turnpikes and Interstate 295.
“We’ve been in expansion mode and outgrew our previous facility,” DNA Motoring’s James Yeu said. “The new Florence site possessed the perfect combination of interstate access and building amenities at a more favorable lease rate than can be found in the northern and central New Jersey markets.”
