Longpoint Realty Partners LP has secured a tenant for a nearly 40,000-square-foot industrial property in Fairfield, following its acquisition of the building last year.
According to Avison Young, which represented ownership in the deal, Remarkable Foods Kitchens LLC is leasing the space at 149 New Dutch Lane. The transaction will allow the food service delivery business to expand its operations, using a facility that has 30,500 square feet of refrigerated warehouse space as part of its overall 39,800-square-foot footprint.
Avison Young principals Matthew Turse and Timothy Cadigan and Senior Vice President Marc Krieger completed the deal on behalf of Longpoint. JLL represented the tenant.
“Having partnered with LRP principals over the course of several years, including the acquisition of 149 New Dutch Lane in 2021, we have a deep understanding of their long-term business goals and are proud to have helped find a tenant that will best utilize this property,” said Jeff Heller, an Avison Young principal and managing director of its Morristown office. “This is a great location for ‘last-mile’ distribution and is very much in demand — we had several interested occupiers — and are happy that this location, with its space and refrigeration capabilities, will help RFK grow their business.”
In announcing the deal, Avison Young pointed to the building’s location at the corner of Fairfield Avenue and New Dutch Lane. It has quick access to routes 46 and 23 and Interstate 80, allowing for efficient distribution channels throughout the region.
“Avison Young understands our business goals and their thorough knowledge of the market helped us identify the right asset at the right time,” said Dan Frank, managing director of Longpoint Realty. “Their support in the purchase of 149 New Dutch Lane has helped us re-position the building successfully for occupiers requiring a cooler storage facility that has optimal logistic capabilities.”
