Alfred Sanzari Enterprises has completed a new 36,000-square-foot lease with a global IT services company, a longtime tenant at its flagship Glenpointe campus in Teaneck.
The landlord announced Monday that Cognizant, a Fortune 200 company, has recommitted to the campus at 300/400/500 Frank W. Burr Blvd. As part of the new lease, the technology company will move from Glenpointe Center West to Glenpointe Center East, continuing to operate its global headquarters from the 50-acre complex.
Savills Executive Vice President Gregg Najarian and Nate Brzozowski, corporate managing director, integrated consulting strategies, represented Cognizant in the lease.
“We know that the northern New Jersey market presents companies with a wide range of space options,” said Jerry Barta, vice president and director of leasing and marketing for Alfred Sanzari Enterprises. “However, our longstanding relationship with Cognizant enabled us to find a solution that would allow them to keep their headquarters at Glenpointe and continue to take advantage of the property’s amenities, location, and flexibility, which truly stand out in the local office market. We look forward to further building upon our deep relationship with Cognizant and working with them to meet their space needs as their business continues to evolve.”
Sanzari said Cognizant’s history at Glenpointe goes back to 1997, when it negotiated a 7,500-square-foot sublease at the campus. Since then, the company has steadily grown to a business with 292,500 employees globally, providing digital, technology, consulting and operations services to a wide range of companies.
The Hackensack-based developer and landlord has worked with Cognizant during that time to accommodate its changing space needs.
The news follows a series of recent improvements at Glenpointe, which is home to 650,000 square feet of office space, three hotels and other facilities. Sanzari has added a dedicated management and leasing office, upgraded design fixtures and lighting throughout the complex and revamped its spa and fitness center with new exercise equipment, new flooring and fully renovated locker rooms and facilities.
The campus, which sits at the nexus of interstates 80 and 95, also boasts recent technology upgrades aimed at engaging tenants. Sanzari cited its partnership with Better Spaces, which provides tenants with a community lounge known as The Pointe and other shared spaces accessible via a mobile app, along with a robust schedule of programming curated by a full-time, on-site community management staff.
