PROJECT SPOTLIGHT

For over four years, we have been representing Cove Property Group on its trophy Hudson Yards redevelopment project. Formerly known as the Emblem Health building, this was a much sought-after property, which in 2016 Cove was able to acquire despite heated competition. We represented Cove through the bidding process, the acquisition, two rounds of financing, and then, at the end of 2021, Cove’s billion-dollar sale of the property. It is extremely rewarding to advise clients on such long-term projects. It offers us the opportunity to witness the transformation of a vision into a reality. Over the course of this time, Cove successfully redeveloped an 8-story office and warehouse space into a sleek 25-story, nearly 700,000-square-foot office tower that is noted for its hotel-like amenities. The redevelopment project ultimately increased the property value by over 200%, received significant press coverage and is recognized as New York City’s largest investment sale in over two years. Our representation included the initial $330 million acquisition (2016), $479 million construction financing for redevelopment (2017), $724 million refinancing (2019) and $1 billion sale (2021).
