The owner of a 120,000-square-foot office building in Hamilton has tapped brokers with Colliers International to market the property for lease, the real estate services firm announced.
The firm, Hercman Properties, named Colliers its exclusive leasing agent for the University Office Plaza II building on Quakerbridge Road. The brokerage team is now touting a central location in Mercer County and a stable ownership group whose experience with the property goes back four decades, one that can also offer below-market rents.
Colliers’ Vinny DiMeglio is leading the assignment from the firm’s Princeton office.
“UOP II is impeccably clean, well-maintained and situated in an amenity-rich neighborhood with nearby shopping, restaurants, childcare, banking and personal services,” DiMeglio said. “In short, Hercman Properties offers a beautiful Class A image, in a prime location, at below-market price — lower than the competition.”
The building is home to tenants in industries such as professional services, nonprofit organizations and national companies, Colliers said. It sits within the University Heights section of Hamilton and is one mile from the Hamilton train station, offering proximity to Interstate 295 and Route 1.
Hercman Properties maintains an on-site property management office and is continually upgrading the building, the firm said in a news release. DiMeglio added that Hercman, which owns other properties in Mercer County, is “noted for its flexibility and willingness to craft attractive leasing solutions.”
