Publishing giant Dow Jones is marketing excess space at its highly visible, 420,000-square-foot office complex along Route 1 in South Brunswick, Colliers International Group said Monday.
The real estate services firm said it has been hired by Dallas-based Fischer & Co., which represents Dow Jones, to serve as its co-agent for a large availability at the headquarters campus. The firms are marketing 140,000 square feet at the property, which sits at 4300 Route 1 North.
Colliers’ Thomas Romano and Vinny DiMeglio are providing local leasing support for the assignment, the firm said in a news release. The Princeton-based team is working with Brian Sapp at Fischer in marketing the surplus space, with availabilities ranging from 10,000 to 72,000 square feet, including about 90,000 square feet of contiguous space on two floors.
“This is the first time spaces are formally being marketed for lease at the Dow Jones campus, making this an intriguing new option for businesses looking to locate or grow in the Princeton market,” Romano said. “We are honored that Fischer & Company selected us as the best firm to introduce this property to the community and help monetize this asset for its client.”
The five-building, 206-acre campus offers dual power feeds with an on-site substation and backup generator, along with five internet service providers, full-time security and 3,265 parking spaces, the news release said. Tenants at Building 1, the site of the excess space, also have access to amenities such as a 500-seat cafeteria, a grab-and-go café, a full-service fitness center and a conference facility.
“The 24-hour nature of Dow Jones’ operation mandates that this campus can accommodate round-the-clock operations,” Romano said. “It is the only building in our marketplace offering these benefits combined with such large floor plates and an above-average parking ratio.”
The Dow Jones campus also has a one-mile-long walking and jogging trail, a softball league, volleyball, basketball, an Amazon locker for package pick-up and deliveries and on-site day care.
“This corporate-headquarters-level amenity package extends well beyond what smaller tenants can typically find in a multi-tenant environment,” DiMeglio said. “This makes Building 1 particularly well-suited for companies seeking to offer a workplace culture that balances productivity and lifestyle in an attractive campus setting.”
