A developer has broken ground on a project that will bring more than 1.7 million square feet of new industrial space to Salem County, according to Premier Design + Build Group.
The firm, the general contractor for the site, is working on behalf of CT Realty to construct the speculative, two-building development known as the Garden State Logistics Park. The project is repurposing 282 acres at the former site of a well-known power plant, bringing high-end warehouse and distribution space to a growing submarket in southwest New Jersey.
The buildings, which will span 1,200,507 and 512,242 square feet, are both slated for completion in October 2023 and will occupy a parcel about a half-mile south of Interstate 295 and the approach to the Delaware Memorial Bridge. The North Broadway site is also 10 miles south of Wilmington, Delaware, and 40 miles southwest of Philadelphia.
“CT Realty is very excited about the two buildings at Garden State Logistics Park in Pennsville, NJ,” said Rob Huthnance, who oversees all of CT’s developments in the eastern U.S. “The overall market dynamics are extremely healthy with record low vacancy and meaningful tenant demand. We believe these Class A distribution facilities will be well received by the marketplace upon completion of construction.”
According to Premier, the larger building will have 222 dock positions, while the second will have 54. Both will be constructed using precast concrete and will have 40-foot clear ceiling heights, with curtainwall entries and clerestory windows for natural lighting.
Upon completion, the Garden State Logistics complex will also include exterior parking for 1,797 automobiles and 811 trailers. Additional plans call for a fire pump house with a fire loop as part of the project.
Premier’s team includes Mitch Braam as senior project manager, Paul Laino as senior project superintendent, George Deangelis as superintendent and Joseph Ahrens, its senior vice president and market leader.
