A biopharmaceutical firm has leased more than 36,000 square feet at a Jersey City office tower, in the largest of several newly announced deals by Cushman & Wakefield.
The tenant, Eikon Therapeutics, will occupy the fourth floor of the 600,000-square-foot building at 3 Second St. Cushman’s David DeMatteis, Robert Rudin, Mina Shehata and Dirk Hrobsky represented the landlord, funds managed by Ares Management, in a 36,284-square-foot transaction that was one of three new leases at the waterfront property.
They also represented ownership in a 12,580-square-foot deal with Hyundai Motor America, which took space on the fifth floor. Arco Design/Build committed to 2,902 square feet on the building’s eighth floor, while Bank of Montreal signed a 10,365-square-foot renewal for its 12th-floor space.
William O’Keefe, Raymond Trevisan and Don Yahn, also of C&W, represented the tenant in the Hyundai deal.

The deals at the 18-story tower follow the redesign of its lobby with concierge services and the addition of a new tenant lounge and on-site dining options, C&W said. They also come with construction now underway on The Hudson Collaborative, a sky lounge that provides tenants with spaces for both impromptu brainstorming sessions and solitary focus.
“Creating inspirational spaces to serve as an extension of tenants’ offices are a key driver in leasing velocity throughout our office portfolio,” said Brian Lindenberg, a principal with Ares Real Estate. “Providing a variety of work areas and activating these spaces throughout the month with the right programming and services fuel the tenant experience and encourage more people to utilize their office buildings to get work done.”
Shehata added: “Along with featuring an extensive amenity package, including one of New Jersey’s top-ranked restaurants Ondo, 3 Second Street boasts unobstructed waterfront views of the Hudson River, destination restaurants, curated events and unparalleled access to the Hudson River Walkway.”
C&W noted that the property is minutes from Lower Manhattan and is easily accessed by multiple public transportation options, including NJ Transit bus service and the Hudson-Bergen Light Rail. Tenants are also a short drive from the Holland Tunnel, Newark Liberty International Airport and other key destinations.
