Newport Tower at 525 Washington Blvd. in Jersey City

BGO has secured a new retail lease and renewals with three office tenants at its 36-story Newport Tower in Jersey City, brokers with Cushman & Wakefield announced.
According to a news release, Poke Bowl NYC will occupy 1,448 square feet at the base of the 1.1 million-square-foot building at 525 Washington Blvd. In the largest office deal, financial services firm Wedbush Securities renewed its 11,125-square-foot lease, while asset management company Hudson Edge Investment renewed for 3,796 square feet.
Pearson VUE, a global leader in professional certification and licensure exams, signed a 3,894-square-foot lease renewal.

DeMatteis and the firm’s Mina Shehata represented ownership in the office lease renewals, while Newmark’s David Kluth and Dan Reider, Savills’ Chris Marx and Cresa’s Mike Mckenna represented Wedbush Securities, Hudson Edge Investment and NCS Pearson, respectively.
Cushman’s Neil Seth and Kathryn Cruz represented BGO in the retail lease, while RIPCO Real Estate’s Estelle Holm Pedersen represented Poke Bowl NYC.
The leasing team noted that the waterfront Newport Tower recently underwent a multimillion-dollar transformation to elevate its presence and enhance the tenant experience. Renovations included a newly designed building entrance, a dramatic two-story glass atrium lobby and a tenant amenity center.
Additionally, the building has a retail arcade with eight Midtown-South inspired dining options, an on-site Fitness Factory, a game room, coworking spaces, modern meeting rooms and other spaces, as well as an enclosed skybridge connection to the 1 million-square-foot Newport Centre Mall. Tenants, meantime, are across the street from the Newport PATH station.
