Denholtz Associates has inked a lease renewal with a marble supplier for more than 50,000 square feet at a flex-industrial park in Bridgewater and Bound Brook, the firm announced.
The longtime tenant, Bridgewater Marble, occupies 50,282 square feet at 3W Chimney Rock Road in Bound Brook and 1W Chimney Rock Road, Denholtz said in a news release. The company has leased the space at the Bridgewater Business Park since beginning its custom stone fabrication and installation business in 1999.
David Zimmel of Zimmel Associates represented both the tenant and landlord in the transaction.
Denholtz owns 115,714 square feet within the 380,000-square-foot park, the Matawan-based owner and investor said. The location provides Bridgewater Marble with the flexibility to house a showroom, warehouse and production facility on site.
“Our commitment to acquiring well-located buildings and providing superior property management services has allowed us to retain long-term tenants across our investment portfolio,” Kristine Hurlbut, senior vice president of leasing at Denholtz, said in a prepared statement. “With over 18 years of tenancy at the Bridgewater Business Park, Bridgewater Marble’s continued growth is another long-term success story for the Denholtz team.
“Tenants like Bridgewater Marble rely on our substantial in-house capabilities that truly separate us from our competition to make our risk-adjusted multitenant strategies a success.”
For Denholtz, the properties offer flexible space to a variety of tenants including an airsoft facility and gymnastics studio. The business park is located just off Route 22 in a high-traffic area at the nexus of Routes 202/206 and interstates 287 and 78.
