The developer of a new 79-story condominium building in Jersey City is approaching 200 closings, as it rides continued momentum during the spring selling season.
COA 99 Hudson LLC announced this week that it recorded 10 additional sales in April at 99 Hudson, New Jersey’s tallest residential building. That includes the previously announced closing of a 75th-floor, 2,473-square-foot penthouse for $3.9 million.
“Despite the circumstances that affected much of the real estate marketplace in the last year, 99 Hudson has consistently sold to a customer base that is confident in the enduring value and qualities of the property and its ultra-convenient location,” said Jacqueline Urgo, president of The Marketing Directors, the building’s marketing and sales agent. “We believe the appeal of 99 Hudson will continue to grow as the region reopens and residents look forward to once again enjoying all that a dynamic downtown lifestyle has to offer.”
Designed by Perkins Eastman, the glass and limestone building offers a range of studios to two-bedroom homes and a limited number of expansive, top-floor penthouses. The upscale residences offer up to 2,500 square feet and are priced from $548,000 to over $4 million.
The marketing team also cited the tower’s 65,000 square feet of amenity space, including a modern, 3,800-square-foot fitness center and yoga and Pilates studio, along with a game room, a golf simulator and a work café. Outside, residents have access to a resort-style, eighth-floor amenity deck with an 80-foot-by-50-foot swimming pool, an indoor and outdoor lounge and a dining area with grills, a playground and a dog run.
The location is steps from the Exchange Place PATH station and NY Waterway ferry service, along with the adjacent light rail station. The property also sits directly across the Hudson River from the World Trade Center.
