Donnelly Construction has completed a nearly 26,000-square-foot warehouse in Wayne with a tenant in hand, in the first of two new buildings at a development site near Route 23.
According to the builder, the new facility at 441 Newark Pompton Turnpike includes 15,000 square feet of cold storage space with a 13,000-square-foot insulated slab, 25-foot clear ceiling heights, three loading docks and one drive-in bay. That has attracted a refrigerated warehouse user, which is leasing the space under a deal arranged by Peter Scrivo of Palestina Scrivo Properties.
Gensler was the architect for the building, which also has a full-height storefront entrance and 1,800 square feet of office space. Donnelly added that it was designed to maximize the available footprint on the site based on setbacks, site circulation and parking, while it features New Jersey’s first EcoPure Detention System.
The firm aims to break ground on the second phase of the project next year.
“We were excited to secure a tenant before the completion of the first building,” said Chris Donnelly, vice president of Donnelly Construction. “Now, we are preparing for the second phase, where we will construct an additional 70,000-square-foot industrial warehouse situated at the rear of the property.”
