Faropoint and Deugen Development are set to begin construction on a project that will bring more than 195,000 square feet of new warehouse space to a key corridor in New Brunswick.
Slated to break ground in early 2025, the development at 695 and 705 Joyce Kilmer Ave. will replace what were several aging industrial buildings less than two miles from Route 1. Plans for the 195,421-square-foot project call for two modern, rear-loaded facilities with 36-foot clear ceiling heights and 32 total loading positions, as the firms look to bring new supply to the submarket around New Jersey Turnpike Exit 9.
“The Joyce Kilmer Logistics Center exemplifies our commitment to delivering strategic industrial assets in supply-constrained markets,” said Orry Michael, director of acquisitions at Faropoint. “Our data analytics and market view indicate significant unmet demand for smaller, modern industrial facilities in this submarket. This project, with its prime location and state-of-the-art specifications, is uniquely positioned to meet that demand while providing long-term value for our investors.”
The development team secured final site plan approval in June, noting that they’re eyeing a late 2026 delivery. Taylor Architecture & Design, a member of the project team, said earlier this year that the development will include buildings of 109,799 and 85,622 square feet that would flank a central truck court and largely obscure the loading docks from view.

Both Faropoint and Deugen, a fourth-generation New Jersey developer and builder, are based in Hoboken. They detailed their plans in New Brunswick recently while touting the combination of Deugen’s deep local expertise and proven track record with Faropoint’s data-driven approach to acquisition and development.
The project team also includes James Henry and Justin Taylor of Dynamic Engineering PC, land use attorney Thomas Kelso of Kelso & Burgess and professional planner Kate Keller of Phillips Preiss Grygiel Leheny Hughes LLC. The Cole Schotz PC team of Jonathan Goodelman, Emily Lamond, Inga Caldwell and Rosanne Cohen advised on the transaction.
