A new eight-story luxury condominium building in Long Branch is on track to open next fall, as its developer marks a construction milestone for the beachfront property.
FEM Real Estate recently hosted a topping-off ceremony at the 47-unit project, South Beach at Long Branch, to mark the completion of vertical construction along Ocean Avenue. Preconstruction sales are well underway for a property that will have layouts ranging from 1,608 to 3,382 square feet and prices starting at $1.5 million.

With initial occupancy slated for fall 2019, the Montville-based firm joined local officials and more than 100 tradespeople for the recent ceremony in front of the project’s concrete frame. At the time, FEM said only six homes were remaining in what will become the South Tower.
South Beach at Long Branch will feature condos ranging from two- to four-bedroom layouts. Each home will be accessible by semi-private elevators and will feature floor-to-ceiling glass that provides panoramic ocean views while withstanding winds up to 120 miles per hour.
Along with high-end finishes and appliances, residents will have access to amenities such as a saltwater infinity-edge pool, a private dining club, hotel-style guest suites with kitchenettes and a business conference center, FEM said. Plans also call for a grand great room, a 24-hour fitness center and direct access to the beach with cabanas.
FEM also touted a location that is a little more than seven miles from the Garden State Parkway and a half-mile from NJ Transit’s Long Branch station, along with its proximity to the mixed-use Pier Village complex.
