The owner of more than 27,000 square feet of industrial space in Trenton has tapped Fennelly Associates to market the property for lease, the real estate services firm announced.
According to Fennelly, which is working on behalf of Howco Management, the building at 480 Lalor St. has 12-foot clear ceiling heights, one loading dock, a 10-foot by 12-foot chemical storage room, 900-amp power and a gated parking lot with direct access to Route 29. It also sits within an Urban Enterprise Zone, making it eligible for state tax benefits, with proximity to additional highways such as Route 1, Interstate 195 and the New Jersey Turnpike.
Fennelly Associates President Jerry Fennelly and Corporate Real Estate Specialist Matthew Fennelly are leading the assignment at the 27,362-square-foot building. The announcement follows Howco’s acquisition of the property last fall under a $1.8 million deal arranged by the brokerage team, which represented former owner Switlik Survival Products Inc.
Hamilton-based Fennelly also recently sold Whitehorse Executive Center, a 72,000-square-foot medical office complex in the township, to Howco Management.
“Success in commercial real estate is built on strong relationships,” Jerry Fennelly said. “Earning the opportunity to serve a client multiple times is the highest compliment a brokerage can receive as it illustrates our ability to help our clients continually realize their real estate goals. We’re honored to continue our relationship with Howard Cohen and Howco Management as the exclusive brokerage for 480 Lalor Street.”
