Construction is set to begin on a 100,000-square-foot industrial building in Carlstadt, in a project that will bring modern logistics space to the aging Meadowlands submarket.
Its developer, Goodman, has launched its marketing campaign for the facility at 333 Washington Ave. The firm is working alongside Cushman & Wakefield to highlight what’s known as Goodman Industrial Center Carlstadt II, where plans call for 40-foot clear ceiling heights, 13 dock doors and design elements geared toward environmental sustainability.
The site is also two miles from the New Jersey Turnpike.
“With the overwhelming majority of consumers expecting two- to three-day delivery as a baseline, our sustainable supply chain solutions for the digital economy are an opportunity to meet rising delivery and service expectations, reduce transport costs and the related carbon emissions,” said Anthony Rozic, CEO of Goodman North America.
March Associates Construction is the project’s construction manager. The launch follows Goodman’s recent acquisition of the second of two neighboring properties that make up the development site, in a deal arranged by James McNerney of McBride Corporate Real Estate.
The two-acre parcel was home to an aging 40,000-square-foot building, providing a redevelopment opportunity for Goodman in an area that is dominated by warehouses built decades earlier. According to the firm, more than 75 percent of the surrounding industrial buildings date to the 1960s and 1970s, when dock clearances were 28 feet.
“There are currently over 30 million square feet of active requirements in the market and over half of the industrial product under construction has been pre-leased, demonstrating strong demand for industrial space in the New Jersey area,” said Bill Waxman, a vice chairman with Cushman & Wakefield, the project’s listing agent. “We expect the current 2.5 percent vacancy rate to decline, which further reinforces the strong demand for these assets and this unique opportunity offered by Goodman.”
Carlstadt Mayor Robert Zimmermann, meantime, touted the employment opportunities that the redevelopment will generate.
“The new 100,000-square-foot building will be a welcome addition to our community,” he said. “The Goodman Logistics Center in Carlstadt will be the benchmark for what can be achieved when local government and responsible business partners commit to community development.”
