PROJECT SPOTLIGHT
Our team is currently representing a client in connection with a prospective $2.3 billion redevelopment project. This cutting-edge project is being designed to serve as a world-class movie and television production studio that will include 12 production studios with backlot, an entertainment district with retail and office space, a multifamily residential development, a structure that will include multiple restaurants and parking, a separate entertainment overwater pier, a heliport and a vertical sky tram connecting the far ends of the project site. The firm’s representation will include corporate structuring to accommodate the multiple and distinct site development projects and related financing, real estate acquisition, environmental due diligence, negotiation of key redevelopment agreements, land use, zoning and environmental entitlements at the local, state and federal levels, renewable energy oversight, permitting and transaction documentation and private debt financing, equity financing and federal, state and local financing, including tax credits, tax abatements, bonds and grants, among other services.
CREATIVE SOLUTION
The firm represented Avis Budget Group in the relocation of its world headquarters to a state-of-the-art office development. Avis located a building larger than required. This presented an issue in that Avis desired to own its headquarters facility, while providing contemporary amenities for its employees, without the burdens of property management. To meet our client’s goals, we negotiated for the creation of an office condominium, thereby enabling Avis to purchase a four-story office condominium unit within a larger building. This deal structure enabled Avis to satisfy its ownership requirement, obtain the amenity benefits it desired and avoid the burden of property management. This unique transaction was recognized by NAIOP New Jersey as a finalist for its prestigious “Deal of the Year” award.
