OUR CLIENTS
Our clients include real estate developers, property owners, investors, lenders, businesses and public entities engaged in commercial, industrial and multifamily residential real estate, redevelopment and transformative infrastructure projects throughout New Jersey. We represent buyers, sellers, lenders, borrowers, landlords, tenants, investors, entrepreneurs and public and private REITs in both routine and highly complex real estate transactions. Our experience encompasses all sectors of the commercial market.
PROJECT SPOTLIGHT
Our team represents The Lions Group, a family-owned real estate development, construction and property management firm, in connection with a transformational mixed-use redevelopment at Journal Square in Jersey City. Greenbaum secured $90 million in tax credits under New Jersey’s Aspire program and $13 million in Low-Income Housing Tax Credits for the project, a 34-story, 360-unit residential tower featuring ground-floor retail space and a public pedestrian connection to the Journal Square PATH station. The firm’s role in the project includes environmental remediation oversight, structuring and negotiation of residential master leases, financing of approximately $300 million with a global financial institution and preparation of condominium formation documents.
ONE MORE THING
In real estate and redevelopment matters, early legal involvement is often a significant time and money saver. We encourage clients to engage us at the outset of a project so we can help shape strategy, identify regulatory and environmental issues before they slow approvals and align financing, land use and redevelopment requirements from the start. This front-end planning reduces delays, limits rework and avoids costly surprises.
Our real estate team works seamlessly with our environmental, litigation, land use and regulatory lawyers to ensure that every aspect of a project is coordinated and protected against potential risk. This integrated, full-service approach allows us to anticipate challenges, resolve disputes efficiently and keep complex developments on track.
