Hartz Mountain Industries has leased more than 109,000 square feet of new industrial space in Cranford, securing deals with an HVAC wholesale distributor and a third-party logistics firm.
The tenants, Johnstone Supply and Cavalier International Air Freight Inc., will occupy 83,975 and 25,225 square feet at 740 Walnut Ave., respectively, according to a news release. The 109,200-square-foot facility is now fully preleased as a result of the commitments, Hartz said, as it begins to market a 132,000-square-foot second phase at 730 Walnut Ave.
The adjacent building will be available for occupancy in May 2025.
“The building offers unmatched connectivity and operational efficiency for businesses seeking a Class A logistics or warehouse facility,” Charlie Reese and Stephen Benoit, who make up the Hartz leasing team for the properties, said in a joint statement. “730 Walnut Avenue is strategically located and designed specifically to meet and exceed the industrial and logistic needs of the most innovative companies.”
Hartz noted that Johnstone Supply, a national HVAC wholesale distributor, has more than 450 locations in the U.S. and Canada. Cavalier International, for its part, specializes in third-party logistics for health care, biopharmaceutical and government services.
Bussel Realty Corp. Executive Vice President Gregory Irving represented the tenant in the latter transaction.
“My client’s space needs were unique, requiring high ceilings, a temperature-controlled warehouse, and quick access to the ports — and 740 Walnut Avenue was the optimal solution,” Irving said. “As Cavalier International’s real estate representative for over 30 years, I appreciate the loyalty and opportunity to service their real estate requirements.”
The second phase, meantime, will have 81 parking spaces, 16 loading docks and one drive-in, the developer said. It noted that 26 additional loading docks and one drive-in are potentially available, touting its quick access to the nation’s most densely populated region, Port Newark-Elizabeth and to highways such as the New Jersey Turnpike and routes 1 & 9, 22 and 27.
