Halpern Real Estate Ventures has leased more than two-thirds of its new 337-unit high-end apartment property on Jersey City’s West Side, the developer announced this week.
According to the firm, the complex at 49 Fisk St. has secured more than 150 leases in the past four months. That’s due in part to what it says is a compelling price compared to downtown Jersey City and Hoboken, as well as a green-centric design and 50,000 square feet of indoor and outdoor amenity space.
Corcoran Group Marketing is spearheading the lease-up for the collection of studio, one-bedroom and two-bedroom units, which is now 70 percent leased, while ASH Staging decorated its model homes. Monthly rents for studios begin at $2,135, with one-bedroom and two-bedroom units priced from $2,350 and $3,275, respectively.

Minno & Wasko Architects and Planners designed the six-story building, with interiors and amenities curated by The Meshberg Group. JRM Construction Management was its general contractor.
Green features at the building include a composting system producing fertilizer for the property’s landscaping, community garden planters, rooftop solar panels, electric vehicle chargers, rainwater collection for irrigation and a 20,000-square-foot landscaped park, HREV said. The property also has LED lighting and low-flow fixtures.
Amenities include a vast garden courtyard with open green space and extensive landscaping and a 22,000-square-foot rooftop with 360-degree views of the Hackensack Waterfront District, downtown Jersey City and Manhattan in the distance, according to a news release. Residents also have access to private and public coworking spaces, a lobby with an interconnected stair to the second floor, a speakeasy-style bar and a modern fitness center, among other offerings.
The new residents at Birch House will be among the latest to join Jersey City’s fast-growing West Side, which has seen a spike in new investment and revitalization efforts. Renters have quick access to the nearby 273-acre Lincoln Park and the nine-hole Skyway Golf Course, as well as Route 440 for a connection to the New Jersey Turnpike and Routes 1 and 9, while Hudson-Bergen Light Rail service is five blocks away.
