A family-owned HVAC supply company has taken more than 50,000 square feet of industrial space in East Rutherford, according to a brokerage team with CBRE.
The tenant, Brookaire Co., is relocating to 46 Whelan Road as it expands its manufacturing and distribution business in the New York region. It is leasing 50,358 square feet at the building from Terreno Realty Corp., CBRE said, noting that the 15-year-old property has 30-foot clear ceiling heights, seven docks and one drive-in bay.
CBRE’s Kevin Dudley and Nick Klacik represented the tenant, a second-generation business.
“After a targeted market analysis, we determined that the space at 46 Whelan Road would allow Brookaire to expand (to) a larger footprint in the Meadowlands that better serves the company’s long-term growth plans,” Klacik said.
Founded in 1974, Brookaire services the New York metro, southern Connecticut and eastern Pennsylvania markets, according to a news release. The company manufactures and distributes HVAC air filters to the New York metro area, with a focus on providing job site support to property maintenance engineers.
