A joint venture has selected CBRE as its leasing agent at a prominent Madison office building, where it’s planning a multimillion-dollar package of renovations and upgrades.
The partnership of Pentaurus and Lord Fisher Capital recently acquired the 141,000-square-foot property, 3 Giralda Farms, from Mack-Cali Realty Corp. It’s now marketing the entire building to prospective tenants in conjunction with the CBRE team of Ronald Volk, Jonathan Meisel, Jon Williams, Peter Shikar and Mike Neiliwodski.
They’ll do so amid planned enhancements that include a new lobby, gym and café with an adjacent outdoor patio, along with additional parking and outdoor amenities such as walking trails, seating and a recreational activities area.
“Located within the prestigious Giralda Farms gated community, this Class A office property features a bucolic setting with walking paths and 22 acres of open space,” Volk said. “Ample covered parking, three-story glass lobbies, a stadium-style conference center/training room, and outdoor terraces are some of the features that make 3 Giralda Farms a perfect corporate headquarters location.”
The property is minutes from downtown Madison and Morristown, providing tenants with easy access to a host of restaurants, retailers and hotels.
“3 Giralda Farms was built to honor the rich, elegant history of the Geraldine Rockefeller Dodge estate which once sat here,” said Brandon Rolnick, president of Lord Fisher Capital. “We’re looking to recapture that grandeur and re-imagine it in the context of a 21st century office environment, where the needs of both employee and employer are met in a fully updated and upgraded facility. We’re targeting the health and well-being of body and mind to bring about the perfect work environment where focus and creativity thrive.”
