A development group has leased more than three-quarters of a new 137-unit luxury apartment building in Jersey City, thanks in part to a post-holiday surge in renter demand.
Built by BNE Real Estate Group, Hoboken Brownstone Co. and McKinney Properties, the property known as 100 House launched in early October and is now close to 80 percent leased, according to a news release. The firms and their marketing team say interest has picked up since the start of 2021 and has given way to more than 50 leases signed in recent weeks.
The complex, located at 100 Hoboken Ave., is part of a multiphase project just south of the Hoboken border and west of the Holland Tunnel.
“The new year typically brings a new energy to the market with renters taking a fresh outlook that often includes a new, luxury apartment,” said Jacqueline Urgo, president of The Marketing Directors. “That is certainly the case this year as the COVID-19 pandemic has many more reevaluating their wants and deciding now is the time to upgrade their lifestyle in a modern, highly amenitized building. 100 House is the perfect choice with contemporary and large homes ideal for remote work, a world-class amenity package that includes ample outdoor space, and a desirable location near the downtowns of Hoboken and Jersey City.”
The developers touted the interest as a nod to its mix of upscale studio, one-bedroom and two-bedroom units and its 35,000 square feet of amenity space. Those amenities include a series of lounges throughout the property, a bowling alley, a sports simulator and a fitness center with virtual exercise programs, along with co-working spaces with private offices.
Outdoor offerings include a second-floor sun terrace with grilling and dining areas, an outdoor bar, games and lounge seating, according to a news release. Residents will also have access to shared amenities in 100 House’s sister building next door, The Enclave, including a rooftop heated pool and private poolside cabanas.
Designed by Minno & Wasko Architects & Planners, the property benefits from its proximity to Interstate 78 and mass transit options such as the Hoboken PATH station, which is accessible by a free shuttle service. Monthly rents at the building start from the mid-$1,800s.
