A joint venture has opened the doors to a 137-unit apartment building in Jersey City, the latest piece of a project that has transformed a onetime industrial neighborhood.
The developers — BNE Real Estate Group, Hoboken Brownstone Co. and McKinney Properties — say leasing is underway at 100 Hoboken Ave., the site of what’s known as 100 House. The property, known as 100 House, has brought additional upscale apartments and amenity spaces to both Hudson County and an area just south of the city’s border with Hoboken.
Monthly rents for its mix of studio, one-bedroom and two-bedroom homes start from the $2,000s with two months free on a 15-month lease and grand opening incentives of up to three months free, the developers said. Immediate occupancy is available.
“For years, people were hyper-focused on Jersey City’s waterfront and other long-established neighborhoods, but the transformative changes made to this section of the city in a relatively short period of time have provided an entirely new option that has resonated with residents,” said Jonathan Schwartz, a partner at BNE Real Estate Group. “You now have a location with key neighborhood conveniences and services, desirable open space, and unique proximity to both downtown Jersey City and Hoboken and all the culture, dining, nightlife, and recreation they have to offer. There is quick access to New York City as well.”
The building is steps from a neighboring 260-unit building known as The Enclave, which was developed by the same joint venture and successfully drew renters after the launch of leasing last year. All told, the developers are planning three phases as they repurpose the site of the former Van Leer Chocolate Factory, with the third project calling for another 260 homes.
Designed by Minno & Wasko Architects & Planners, 100 House offers amenities such as a resident lounge with screening room, game lounge, bowling alley, golf simulator and co-working spaces with private offices. The property also features a fully equipped fitness center with virtual exercise programs and a sprawling second-floor outdoor sun terrace with private grilling area, outdoor bar, games and lounge areas.
Residents will also have access to shared amenities located at The Enclave, which include a rooftop heated pool, private poolside cabanas and fireside seating.
