Five retail tenants are coming to a new mixed-use property in Bergen County after a series of leases totaling more than 10,000 square feet, brokers with JLL announced Tuesday.
The largest among them, Wonder, will occupy 3,197 square feet at 1 Union Ave. in Cresskill for its multi-restaurant delivery service. Malas Development’s One Union project will be among the newest locations for the food tech startup, which offers a collection of menus from celebrity chefs such as Bobby Flay, Marc Murphy, Jose Andres and Marcus Samuelsson, with a space featuring seating for diners and a full kitchen.
Teddy Shamma, Bill Farkas and Mike Testa of Jeffery Realty represented Wonder. JLL Managing Director David Townes and Vice President Alana Friedman represented ownership in the lease and in transactions with four other tenants — The Eye Experience, Moxie Blow Dry and Beauty Bar, ConnectOne Bank and Jersey Mike’s — which fill out the ground-floor retail space at the eight-unit apartment building.
“These five popular retail concepts are a terrific addition to the Cresskill community,” Townes said. “We are delighted to complete another successful project with Malas Development as they continue to bring desirable new homes and services to residents across New Jersey.”
JLL noted that The Eye Experience, a homegrown business specializing in optometry services, will open its first office in a 1,368-square-foot space at One Union. Lia Papismedov of Align Healthcare Real Estate represented the tenant.
Moxie Blow Dry and Beauty Bar, the rapidly expanding franchise founded in 2011 by New Jerseyans Jenn and Jamie Dunn, has taken 1,323 square feet at the property. Konrad Konik of DVN Commercial Real Estate represented the tenant.
ConnectOne Bank, meantime, will open a 2,848-square-foot retail branch at One Union, according to a news release. Jersey Mike’s has leased 1,504 square feet, with Gary Krauss of Pierson Commercial representing the tenant.
According to the news release, One Union is the latest property from second-generation developers Zack and Mark Malas, whose Rochelle Park-based firm built The Marq in Union City, Marquis on the Hudson in Edgewater and Malas Plaza, a mixed-use retail and multifamily property in Rochelle Park, among many others. The company previously retained JLL’s Townes and Friedman to lease the retail portion of its development at 110 Market St. in Saddle Brook.
“One Union is the latest example of our strategy to build highly desirable properties that add style and substance to dynamic neighborhoods,” Mark Malas said. “We are thrilled to introduce this exciting lineup of retailers and thank David and Alana for helping identify the right mix of retailers to compliment the property and their commitment to helping us ensure the success of this latest development.”
