A psychology practice has taken 1,000 square feet at a newly modernized office building in Montvale, according to a leasing team with JLL.
The tenant, Center for Resiliency, is slated to move to 160 Summit Ave. in the first quarter of 2024. The practice and its highly trained therapists will be among the newest additions to the 32,000-square-foot building, which is part of a growing health care corridor in the Bergen County borough, once it relocates from nearby 210 Summit Ave.
Ownership will build the space to suit, JLL said, noting that architect Guzzo & Guzzo is designing the space while GTL Construction of New Jersey will serve as general contractor.
“We are thrilled to welcome another leading medical tenant to 160 Summit Ave., where ownership’s is providing a best-in-class environment for medical groups to run their practice,” said Frank D. Recine, managing director with JLL. “As we near completion of an extensive renovation that includes upgrades to common areas and restrooms, ADA accessibility, a new entrance and high visibility signage, we anticipate continued interest from tenants seeking superior space in a prime location.”
Recine, the building’s leasing agent, cited the impact of nearby health care providers in Montvale such as Valley Health, Memorial Sloan Kettering and Summit Health, the state’s largest multispecialty physician group, in driving a surge in demand for space from doctors, medical services and medical consultants. Since the start of the renovation project, 160 Summit Ave. has welcomed leading plastic surgeon Dr. Ran Rubinstein, who signed a long-term lease for a second location for his Rubinstein Plastic Surgery Center LLC, and Empowered Pelvic Health LLC.
Ownership added that 160 Summit Ave. is minutes from the Garden State Parkway and the New York State Thruway. It’s also just west of North Market and The Shoppes at DePiero Farm, two high-profile redevelopments, which have brought apartments, boutique office and retail space, along with a 231,000-square-foot Wegman-anchored lifestyle center and a soon-to-be-complete 60,000-square-foot Valley Health medical office building to the former Mercedes-Benz headquarters campus property.
JLL is currently marketing medical availabilities ranging from 2,000 to 12,000 square feet across the ground level of 160 Summit, which features a private entrance, creating a building within a building.
