Volkswagen’s U.S. subsidiary has renewed its 12,000-square-foot lease at a Woodcliff Lake office building, under a lease announced this week by brokers with JLL.
The real estate services firm said it represented both parties in the transaction at 300 Tice Blvd., a 230,000-square-foot property owned by Hudson Equities. Volkswagen Group of America Inc., which occupies the second floor, signed a five-year renewal as the landlord carries out a multimillion-dollar renovation plan at the building.
JLL Executive Managing Director Frank D. Recine, Executive Vice President Blake Goodman and Senior Vice President Derek DeMartino represented ownership, working closely with Hudson Equities President Ephraim Hasenfeld. Thomas Reilly of JLL represented the automobile manufacturer.
“In the short time of owning this premier asset, Hudson Equities has begun extensive plans to make major capital improvements to the office building,” Recine said. “The owner intends to ensure 300 Tice Boulevard’s position as the premier Class A office building in the Northern Bergen County submarket.”
Planned upgrades at the building, which sits at the intersection of Tice Boulevard and Chestnut Ridge Road in Woodcliff Lake, include new exterior landscaping, HVAC units, fitness center, conferencing facility, cafeteria and common areas, JLL said. Hudson Equities’ goal is to create a modern environment with collaborative seating areas both inside and outside the facility.
JLL touted the three-story building’s location off Exit 171 of the Garden State Parkway and easy access to the New York State Thruway, Interstate 287 and Route 17. The building is also within walking distance of Tice’s Corner Marketplace shopping center and adjacent to the Hilton Woodcliff Lake, with a large conference center and restaurants.
