A yarn company is taking 13,000 square feet of office space in Lyndhurst as part of a plan to relocate and expand its operation, under a deal arranged by brokers with JLL.
The business, Orchard Yarn & Thread Co. Inc., has subleased the space at the recently renovated, 278,456-square-foot Meadowlands Corporate Center, according to JLL. The manufacturer is relocating to 125 Chubb Road from its previous home in Moonachie.
“As the pandemic continues to drive a change in work patterns, it has been a pleasure to work with two companies ready to embrace the new normal with agility and an eye towards providing their employees amenity-rich environments that serve as a central hub that inspires productivity and collaboration,” JLL’s Frank D. Recine said.
Recine, an executive managing director, represented the undisclosed sub-landlord alongside JLL Associate Vice President Nicolas DeCotiis. JLL Executive Managing Director Tim Greiner, Senior Managing Director David Stifelman and Associate Candy Brown represented Orchard Yarn.
The brokerage team noted that Alexander Property Holdings owns 125 Chubb Road, a five-story office property built in 1984. Recent upgrades have created enhanced amenity spaces such as new food service and a fitness center, while the property has a full-height glass atrium with glass elevators and a travertine marble facade.
Orchard Yarn joins several other corporate tenants at the building, which is minutes from routes 3 and 17, the New Jersey Turnpike and the Lincoln Tunnel. In announcing the deal, JLL said the supply of sublease space in the New Jersey office market continues to recede after hitting a pandemic high of 6.8 million square feet last year.
