A real estate firm has added to its portfolio in its hometown of Branchburg, acquiring a 90,000-square-foot office complex along Route 22.
Larken Associates announced recently that it purchased Branchburg Centre, a two-story building at 3040 Route 22 West. The property is 74 percent leased to six tenants, the firm said, noting that it plans to update the property with renovations to the common areas, lobby and hallways.
Other planned improvements include new signs for tenants inside the building as well as a new monument sign on Route 22, Larken said in a news release. The firm, which keeps its headquarters at a nearby building on Route 28, also plans to manicure and refresh the landscaping at the 38-year-old property and restripe the parking lot.
Branchburg Centre currently offers 477 parking spots for tenants, a café, fitness center and conference room, the news release said. Tenants include Kronus, Pure Technologies and Tri-County Care Management.
Larken Associates touted the Route 22 submarket as “a critical hot spot for business in Somerset County,” pointing to tenants such as Qualcomm, MetLife and Ortho Pharmaceuticals. The firm is hoping to capture that appeal at Branchburg Centre, which has about 22,000 square feet of vacant space.
