Larken Associates is hailing the completion and lease-up of a 10-building, 198-unit multifamily development in Warren County, its largest multifamily project to date.
Located at 1500 Hyde Blvd. in Lopatcong, just off Route 57, the firm’s Autumn Ridge property has sought to lure a cross-section of renters with a mix of unit types. The site includes Autumn Ridge at Lopatcong, a group of 148 garden and garage-style units, and the 50-unit Horizons at Autumn Ridge building for renters 55 and older.
The milestones come two years after Larken broke ground at the 16.5-acre site.
“Our multifamily development philosophy is based on a recognition that today’s apartment residents increasingly represent a broad cross-generational swath of our society at large,” said David Gardner, CEO and president of the Branchburg-based firm. “The immediate success of the Autumn Ridge concept showcases the deep unmet demand from a wide variety of residents for this type of product in the current market. I thank our team for their hard work in bringing this vision to life and I am confident that the success of Autumn Ridge can inspire a new generation of multifamily communities geared to today’s apartment residents.”
The project, which has repurposed the former Piazza Farms and Greenhouses garden center, is part of Larken’s growing luxury residential portfolio. Both the garden-style and age-restricted sections include one- and two-bedroom floorplans with high-end finishes, appliances and fixtures, along with a series of technology-enabled amenity spaces.
To that end, the four-story Horizons at Autumn Ridge has a heated private pool as well as a mailroom with a package concierge system, a game area with card tables and other offerings. Residents also have access to the Wellbeats platform, which offers thousands of streamable fitness classes that are available in the fitness center or in residents’ homes via the program’s mobile app.
Autumn Ridge, meantime, has a central clubhouse with an outdoor heated pool with a covered outdoor lounge, a grilling station and other amenities, including a fitness center and sensory-sensitive playground, according to a news release. Additionally, the community has a pet-washing station, walking and biking trails and other recreational opportunities for residents.
“Projects like Autumn Ridge are only made possible through combining our full suite of in-house end-to-end real estate development, construction and management capabilities with a team of employees who I consider the best in the business,” said Lenny Tartamella, Larken’s chief operating officer. “Through their creativity, dedication and teamwork, we were able to not only build each of these buildings but truly create a community that hundreds of residents are proud to call home.”
