Lincoln Equities Group has filled 44,000 square feet of new industrial space in New York’s Rockland County, securing a lease with a national fire protection company.
The tenant, Reliable Sprinkler, will use the facility in the Valley Cottage section of Clarkstown to expand its local base and distribute across the tristate area. The space at 625 Corporate Way will also serve as a wholesale counter for direct-to-consumer sales.
Newmark represented the landlord. JLL represented the tenant, a national manufacturer and distributor of fire protection products.
“This lease shows the strong demand that exists for this type of industrial space in well-located and accessible markets,” Lincoln Equities Group CEO Lance Bergstein said. “We are continuing to connect our tenants with facilities that allow them to efficiently streamline their operations, provide better service to their existing customer base, while also giving them a chance to grow.”
Known as Lincoln Logistics Rockland, the property is less than five miles from Interstate 287 and the Palisades Interstate Parkway and within 45 miles of LaGuardia, John F. Kennedy International and Newark Liberty International airports. LEG delivered it recently alongside capital partner PCCP and continues to market roughly 66,000 square feet at the building, which has built-to-suit office space, 36-foot clear height ceilings, 34 dock doors and parking for 123 cars and 41 trailers.
“This was unquestionably a great fit for Reliable Sprinkler, as well as for LEG, who was looking to provide a space for a strong, credit-worthy user,” said Steven Beyda, an executive managing director at Newmark. “The market is also receiving the remaining space well, demonstrating the pent-up demand for premium, midsized distribution spaces, especially in the New York/New Jersey region.”
