Renters have flocked to the distinctive 762-unit residential tower known as Jersey City Urby, bringing the building to nearly full occupancy only eight months after opening.
The partnership of Roseland Residential Trust, the Mack-Cali Realty Corp. subsidiary, and Ironstate Development touted the milestone this week as a sign of the continued demand for new high-end apartments along the Hudson waterfront. Located at 200 Greene St., the 69-story tower has felt a strong response from renters since becoming available in March.
It is among the newest additions to Mack-Cali’s flagship Harborside complex, where the company has unveiled plans to overhaul its existing 4.3 million square feet of commercial space and develop a new 1.2 million-square-foot office tower with SJP Properties.
“As Urby nears full occupancy, we’re witnessing a significant milestone in the Jersey City waterfront’s continued evolution into a destination neighborhood,” Mack-Cali CEO Michael J. DeMarco said. “The over one thousand residents who’ve moved into the building are playing an important role in bringing to life the unique arts, dining and lifestyle scene that’s being cultivated at Harborside.”

Jersey City Urby, designed by the Amsterdam-based firm Concrete, is part of a concept that emphasizes modern architecture and inviting common spaces. The 713-foot-tall tower, with its cantilevering floors, is the tallest building in New Jersey and features a range of studios to two-bedroom layouts.
The building is also the first in New Jersey to partner with Airbnb under the home-sharing site’s Friendly Building’s Program. Under the program, renters at Urby can share their entire apartments or a private room for up to 30 days per year, serving as an added benefit while ensuring transparency and security with the building’s ownership.
Amenities and common spaces include a fully equipped gym, communal kitchen and a creative lab for residents to participate in hands-on activities such as interior design workshops, flower arranging and homemade apothecary. The building also has outdoor amenities such as a heated outdoor salt water pool and deck that hosts sunset events, meditation and other activities, along with on-site parking, bicycle storage and a dog run.
Urby is just a block from the Exchange Place PATH station and the recently launched Harborside NY Waterway ferry terminal. The building is also serviced by a stop on the Hudson-Bergen Light Rail.
