Large land development opportunities in New Jersey are even more challenging now with the introduction of greater regulatory requirements. The demand for large industrial space will continue, but we expect the demand for housing, redevelopment design and mixed-use developments will become a greater portion of our client base.
PROJECT SPOTLIGHT
BridgePort 1 Logistics Center, Perth Amboy, NJ – Convenient access to one of the largest consumer markets in the country made this 102-acre brownfield, waterfront property well suited for redevelopment as an e-commerce center. The underutilized former industrial tract required extensive remediation of waste slag and other smelting wastes, as well as installing 3,500 linear feet of groundwater cutoff wall. The project included importing 300,000 cubic yards of processed dredged material for lifting the site above the required NJDEP flood elevations and providing a clean cap. MEA was an integral part of the extensive design team involved in successfully completing the development of the three warehouse buildings totaling 1.29 million square feet. The complexity of the development included locating the buildings to avoid the vast existing surface and subsurface utility infrastructure, restoring a highly degraded water course and accommodating all the remediation plan requirements and restrictions. The project’s permitting included a wide array of NJDEP Land Use Regulation permits from Waterfront Development to Stormwater and Freshwater Wetlands Permits.
