A mental health and substance abuse clinic has renewed its nearly 18,000-square-foot lease at a Paramus office building, according to a leasing team with Equity 3 LLC.
The tenant, High Focus Centers, is one of the longest-tenured occupiers at 40 Eisenhower Drive and will remain so after the newly completed deal. Equity 3’s Robert Morris and Darren McGowen represented both parties in the 17,837-square-foot transaction.
“Many tenants were put in a tough position during the pandemic,” Morris said. “Proactive landlords definitely helped themselves by communicating openly and honestly with their tenants to see what help they could offer. I think many tenants appreciate this style of hands-on ownership, which is something we encourage at the properties we manage.”
The brokers noted that, as dual agents, they were tasked with creating a solution that would satisfy both the landlord and the longtime tenant. With the renewal, High Focus Centers will continue to benefit from a location just west of the Garden State Parkway and at the nexus of routes 4 and 17.
“Every tenant is different, and understanding those differences allowed us to put together a package that incentivized the tenant to renew their lease long-term,” McGowen said. “There were several asks from the tenant that we were able to agree to, including additional space that we have built out for them. This required some shuffling of existing tenants, including ourselves, but, as I’ve learned through the years, the clients always come first.”
