NAI DiLeo-Bram & Co. has opened the doors to its new office in Woodbridge, marking a new chapter for a multigenerational real estate services firm with deep ties to the state.
Previously based in Piscataway, the company occupies a ground-floor suite at 90 Woodbridge Center Drive that houses its headquarters and brokerage division. The 11-story, 245,000-square-foot building at the nexus of routes 1 and 9 allows NAIDB to be closer to key markets and its core client base, the firm said, noting that it’s largely focused on Middlesex, Somerset, Union, Essex and Morris counties, while harnessing the power of the NAI Global platform.
“This is an exciting time for NAIDB that is punctuated by new office space at 90 Woodbridge Center Drive, which will accommodate our continued growth and help facilitate the future expansion plans of our brokerage team,” said David A. Simon, the firm’s chief operating officer. “This move ultimately enhances our ability to serve our customers and clients by positioning our firm in a location that allows easy access throughout the state.”
With more than 85 years of combined industry experience, NAIDB was established in 2008 through a merger of DiLeo Realty Associates and Eric Bram & Co. Today, it’s a member of an NAI Global network that has more than 375 offices and 6,000 professionals.
The firm occupies the space in Woodbridge under a lease with Atlantic Realty Group, the building owner and a longtime client, following a build-out overseen by NAIDB’s in-house project management team. NAIDB Executive Vice President Robert Dinner, who is the exclusive leasing agent for 90 Woodbridge Center Drive, represented the landlord in the transaction.
The team collaborated with Atlantic Realty’s Jeremy Schall and Suzan Miarmi on the transaction, with Charles Logan and his team at The Aztec Corp. providing architectural and design services, according to a news release. BFI Corp. and CFI provided furnishing and seating solutions, respectively.
NAIDB added that its longtime headquarters at 1315 Stelton Road in Piscataway still houses its property management and accounting operations.
“In addition to placing us closer to our clients and primary market area, NAIDB’s office relocation demonstrates our commitment to offering our team of professionals a modern environment designed to appeal to the requirements of today’s — and tomorrow’s — workforce,” said Rob DiLeo, NAIDB’s president.
The firm noted that 90 Woodbridge Center Drive provides quick access to the New Jersey Turnpike, the Garden State Parkway, Interstate 287, Route 440 and the Outerbridge Crossing. Newark Liberty International Airport is 20 minutes away, while the Metropark and Woodbridge train stations are both less than three miles away.
“Just like the old real estate adage states, location, location, location and — by association — connectivity are key catalysts for positioning NAIDB’s headquarters in this central location, which allows us to fortify our current reach and cast an even wider net in the near future to other parts of New Jersey,” said Eric Bram-Johnston, principal.
Additionally, the new space provides NAIDB with proximity to several major retail centers, including the Woodbridge Center Mall and Menlo Park Mall, along with restaurants, hotels, banks, daycare centers and fitness centers are all located nearby, the news release said. On-site property amenities include a newly renovated. two-story atrium lobby with modern seating areas, a full-service café with outdoor seating and a private dining room, a 10,000-square-foot event center for meetings, events and training sessions and a high-end video conference center.
As a result of its move, NAIDB said it was recording a marked uptick in overall transactions across its primary areas of concentration, including office, industrial, retail, investment and land, which has consistently led to increased sales and leasing volume. Its clients range from private businesses to institutional entities.
