An online retailer has taken 10,400 square feet of newly built industrial space at the White Lake Commerce Park in Sparta, a broker with NAI James E. Hanson announced Tuesday.
According to the firm’s John Schilp, Allwood Industrials LLC is leasing the space at 7 Aaron Way under a deal with Timna 480 LLC. The tenant is relocating from Garfield and will use the space for its family-owned business, which sells eco-friendly millwork and engineered wood products manufactured from Scandinavia and the Baltic states.
Schilp and KMAC Commercial represented the landlord and tenant, respectively. The NAI Hanson broker noted that 7 Aaron Way sits on 1.89 acres in the complex near Route 15, offering 21-foot clear ceiling heights, four 14-foot overhead drive-in doors and no columns.
The deal is also Schlip’s latest transaction at the park after being retained starting in 2019 to facilitate the sale of 12 lots, including 7 Aaron Way. With the sale of the last lot closing in 2019, he has now brought several developers to the property to construct owner-occupied and spec industrial buildings ranging in size from 10,000 to 40,000 square feet.
“Sparta’s industrial market continues to entice users from the more traditional northern New Jersey markets due to its variety of flexible industrial buildings and attractive rent prices,” Schilp said. “It’s exceedingly rare to see buildings of this quality in the easterly markets, so those who are choosing to relocate to Sparta stand to reap the benefits for their business in more ways than one. It’s a privilege to provide the services needed to continue to grow Sparta’s reputation as a growing market for industrial users.”
