A marketing and advertising firm has found a home at a newly renovated office building in Morris Plains, brokers with NAI James E. Hanson said Tuesday.
The firm, Vision Creative Group, has leased 9,318 square feet at 2740 Route 10 West, NAI James E. Hanson said in a news release. NAI Hanson announced the deal after representing both the tenant and the landlord, First Indemnity of America Insurance Co., which also occupies the property.
“2740 Route 10 West had virtually sat dormant for numerous years prior to being acquired by First Indemnity of America Insurance,” NAI Hanson’s Josh Levering said. “Upon acquisition, First Indemnity of America Insurance promptly embarked on a series of extensive renovations to bring 2740 to modern standards.
“FIA intended on occupying a majority of the building, yet upon renovations and a dynamic layout program, First Indemnity of America Insurance was left with excess space and decided to seek a tenant to occupy the balance.”
Levering and Nicholas DePaolera, also of NAI Hanson, represented First Indemnity, while Vision Creative Group was represented by Barry Mayer, Arthur Hixson and Andrew Kirshenbaum of NAI Hanson’s Tenant Representation Services team.
Hixson said Vision, a midsized, full-service integrated communications agency providing marketing and advertising services, was seeking a flexible and adaptable new home for its growing business. He added that the location on Route 10, with easy access to routes 53 and 202 and interstates 80 and 287, provided an ideal office environment for welcoming new clients and attracting top talent from the surrounding area.
“This location fit Vision’s space needs perfectly as the third-story space was already partially completed with completely modern finishes,” Hixson said. “This unit allowed Vision the ability to complete the space in a manner that specifically fit their requirements.”
Kirshenbaum said NAI Hanson is seeing “sustained interest in buildings in the Morris County market” due to its access and the presence of nearby amenities. The deal at 2740 Route 10 “will allow Vision new modern offices, identity and a location to grow their business.”
