The developers of a new 336-unit apartment building at the border of Jersey City and Hoboken have debuted a series of indoor and outdoor amenities at the upscale property.
The partners, Fields Grade and Ursa Development Group, say the common spaces at The Devan complement a mix of homes that cater to young professionals and growing families. That translates to offerings such as a multimedia recording room, a modern fitness center with a dedicated yoga and meditation studio, a recreation and poker room and a children’s playroom, among many others at the property at 3 New York Ave.
They also point to a slew of work-from-anywhere options including individual coworking and group conference spaces and a community hub with a resident’s lounge, library and meeting spaces.
“The Devan presents one of the most sophisticated amenity offerings in the Hudson County marketplace,” said Rob Giannone, director of development for Fields Grade. “The interior amenity rooms have been carefully curated with contemporary furnishings, modern finishes and welcoming color palettes that create a sense of warmth and invite residents inside. Outdoor community spaces are designed for both movement and relaxation, highlighted by the sparking pool with sundeck and comfortable lounge seating. These recreation and social spaces set the foundation of the activity-rich, energetic environment at The Devan.”

The open-air spaces on the building’s second floor and rooftop also include grilling areas and fire pits, according to a news release. A sky lounge, meantime, features a fully equipped kitchen, rentable private rooms and a terrace with views of the Manhattan skyline.
Designed by Minno & Wasko Architects and Planners, The Devan hit the market in mid-April, bringing additional supply to a former industrial area that’s now a burgeoning residential neighborhood. Net-effective monthly rents at the property, where floorplans range from studios to three-bedrooms, start from $2,816 with incentives and immediate occupancy available.
The developers have also included elements such as a covered driveway and drop-off area, a lobby with a 24/7 doorman, a package system by Precision Imaging and a secondary lobby for pedestrian access to Hoboken. Residents have access to an enclosed parking garage with electric vehicle chargers and bicycle areas, among other features.
The Devan is just beyond the southwest corner of Hoboken and about a mile from Hoboken Terminal, giving renters easy access to the transit hub via the building’s complimentary shuttle service. They’ll also be minutes from the city’s acclaimed downtown and from Jersey City’s own cultural and culinary offerings.
“As developers deeply rooted in this market, we saw The Devan as a unique opportunity to forge a connection between Jersey City and Hoboken for residents,” Suzanne Sciarra of Ursa Development Group LLC said. “Our goal has always been to create a space that not only meets the needs of modern urban dwellers but also enriches the entire community.”
