A marketing agency is both moving and consolidating its footprint within a Ridgefield Park office building, Newmark Grubb Knight Frank announced Monday.
The real estate services firm, which represented FORT Group, said the tenant has leased 11,500 square feet on the seventh floor of 100 Challenger Road. The full-service marketing communications company is relocating from parts of the fifth and eighth floors, with the move expected to take place this summer.
NGKF Executive Managing Director Frank D. Recine and Director Brendan McBride represented FORT Group, according to a news release. Dan Lessing of DSR Group LLC represented the landlord, KABR Group.
The new office will “feature a pristine build-out to allow for increased synergies amongst the firm’s departments in a contiguous space,” the news release said. The new deal keeps FORT Group at 100 Challenger Road, part of the 370-acre campus known as Overpeck Park.
FORT Group, which was founded in 1989, develops communication strategies for market segments such as consumer food products, health care, financial, building supplies and more, the news release said. While the tenant’s lease was not set to expire until 2018, NGKF said it worked with KABR to restructure the deal early with a long-term commitment for the new floor.
KABR has also agreed to assist with FORT Group’s build-out of the seventh floor, NGKF said.
“With this deal, we were able to help FORT Group take advantage of today’s market while upgrading both their space and their image simultaneously,” Recine said in a prepared statement. “After a full evaluation of the market, we found that 100 Challenger Road still offered everything that FORT Group was looking for in its new office and management at KABR was very accommodating and reasonable to work with.”
NGKF said the building owner has made extensive upgrades to common areas in recent months, including the lobby, a ground-floor grab-and-go café, an on-site gym and shared tenant conference room. Overpeck Park, which is 10 minutes from the Lincoln Tunnel and five minutes from the George Washington Bridge, offers quick access to the New Jersey Turnpike, Interstate 80 and Route 46.
