A developer has opened the doors to a mixed-use project in Union Township that has brought new apartments, offices and retail space to the site of a historic bank building downtown.
Procida Funding, the private real estate lender, was among those on hand last week for a ribbon-cutting ceremony at what’s known as Titan Union at 2003 Morris Ave. The firm joined Nicholas Wong, the project’s developer and the owner of Titan Engineers PC, to unveil the $30 million project and a set of offerings that includes 43 luxury rentals, co-working space, retail storefronts and an event space.
The investment has brought new life to what local officials describe as “the most prestigious building in Union Township,” the historic Union Center National Bank property at the Stuyvesant Avenue intersection, involving both an adaptive reuse and new construction.
“We are thrilled to unveil Titan Union, a project that reflects Procida Funding’s dedication to innovative real estate development,” said Derek Weissman, partner at Procida Funding in Englewood Cliffs. “Titan Union represents a new standard in adaptive reuse for mixed-use properties, blending residential and commercial spaces to create a bustling community. We look forward to welcoming residents, businesses and the Union community to experience the grand opening festivities and witness the realization of this building.”
Coldwell Banker Realty New Homes is the leasing agent for the collection of studio, one-bedroom and two-bedroom apartments, which are 30 percent preleased, according to a news release. Amenities include a rooftop terrace with views of New York City, a fitness center and a media screening room, while residents will have access to NJ Transit commuter bus service across the street and a complimentary shuttle service to the nearby Union train station.
March Associates Construction was the project’s construction manager, working alongside Bohler Engineering and an architecture team with Michels & Waldron Associates LLC.
“My guiding principle is not to just settle for what is available to you, but rather to actively shape and create it,” said Nick Wong, founder of Titan Engineers, which uses the building as its headquarters. “This project tested my team and pushed us to never settle as we had to overcome many challenges throughout. Having started in the midst of COVID, and working through supply chain issues, I am proud of how the team came together and persevered.
“Titan Union stands apart as a unique adaptive reuse project, where our tenants and staff can enjoy luxury amenities amid a vibrant town center, all within a community-focused framework. It’s also a place to celebrate life’s special moments in truly grand style. It’s a creation where all can Live, Share and Connect.”
