RPM Development Group has sold more than two-thirds of the homes at an upscale residential project in Monmouth County, where it’s now offering virtual tours and expedited delivery.
The property, East Gate, includes a mix of townhomes and single-family detached units within the Oceanport section of the former Fort Monmouth property. RPM says it has surpassed the 70 percent mark and has only a handful of units remaining, including eight dwellings within the collection of rehabilitated historic homes known as Officer’s Row.
East Gate is the first residential component to be introduced within the Fort Monmouth redevelopment. With units available for delivery by summer’s end, RPM is offering three-bedroom townhomes priced from the low $500,000s, while three-bedroom duplexes are priced from the upper $600,000s and four-bedroom single-family residences start in the upper $800,000s.
“Our Quick Delivery homes have had great appeal to homebuyers who want to purchase a stylish new residence, but may desire to speed up plans to move,” said Michael Hong, assistant vice president of development for RPM. “This is further amplified by current market conditions and includes everyone from purchasers who already sold an existing home to renters in places like Hoboken, Jersey City, Morristown and Long Branch are looking to significantly increase living space from smaller urban apartments or condos. RPM Development Group has implemented revised sales procedures to assist homebuyers at East Gate during the coronavirus outbreak. The Montclair-based development firm, along with sales agent CB New Homes, has enacted the new measures to allow prospects to safely tour the homes and neighborhood and alleviate some of the concerns associated with COVID-19.
The community’s sales gallery is open by appointment and buyers can still reach a sales representative by phone, according to a news release. Meantime, on-site visitors can walk through the new Officer’s Row models at East Gate, including a fully decorated, three-bedroom single-family attached home and a vignetted four-bedroom single-family detached unit, without being accompanied by a sales rep.
RPM has also stepped up cleanings of the models and its high-touch surfaces.
Officer’s Row, the final housing section at East Gate, is a limited offering of just eight detached and attached single-family homes, the news release. Once serving as housing for high-ranking officers stationed at Fort Monmouth, homes within the collection offer additional perks such as crown molding and views of Parker’s Creek.
Palermo Edwards Architecture has remodeled the buildings’ interiors to create new two- and three-story homes with high-end kitchens and bathrooms and luxury interior finishes. Homes in Officer’s Row are priced from the upper $700,000s.
In addition to Officer’s Row, a limited number of townhomes and duplexes are available in the second phase of East Gate. They are priced from the $500,000s to the mid-$700,000s.
Fort Monmouth, which also includes parts of Eatontown and Tinton Falls, was closed by the military in 2011 as part of a federal base realignment. Led by the Fort Monmouth Economic Revitalization Authority, or FMERA, the state has overseen efforts to reposition the property and has several other commercial and residential projects moving through its pipeline.
RPM launched sales at East Gate last year, citing the property’s location minutes from nearby beaches and the banks of the Shrewsbury River, along with its proximity to the entertainment, dining and culture of the fort and surrounding towns.
