The Silverman Group has landed a tenant for a major redevelopment project in North Brunswick, where it’s building nearly 163,000 square feet of manufacturing and distribution space for a dietary supplements company.
SL Industrial Partners, an affiliate of the real estate firm, said it was eyeing a fall 2025 delivery for the new US Pharma Lab LLC facility at the North Brunswick Logistics Center. The latter will occupy 162,657 square feet under the full-building lease at 2 King Arthur Court, part of a sprawling former Johnson & Johnson campus off Route 1 that Silverman is repurposing.
Michael Kimmel of KBC Advisors represented US Pharma Lab, a global leader in developing and manufacturing dietary supplement ingredients and products, while SL Industrial Partners’ in-house leasing team represented ownership.
“Securing a full-building, build-to-suit lease with a prestigious company like US Pharma Lab underscores the strategic value of our new project and the quality of industrial space we’re delivering, while also reinforcing New Jersey’s position as a hub for innovative manufacturing and distribution,” said Blake Silverman, president of The Silverman Group. “We’re excited to support US Pharma Lab’s expansion and contribute to the local economy.”
Silver Line Development, the Silverman Group’s internal general contractor, is spearheading construction and the specialized internal outfitting, which includes custom medical installations such as cleanrooms and precision-controlled environments tailored to US Pharma Lab’s manufacturing needs, according to a news release. The developer added that the facility, which will serve as US Pharma Lab’s third New Jersey location, is rising on what was the site of a Johnson & Johnson office building.
The multiuse, 100-acre campus now has light manufacturing, distribution, office and warehouse facilities, with Cornerstone Building Products as the anchor tenant with a footprint of more than 800,000 square feet. Silverman noted that it has direct access to Route 1 via a dedicated underpass, while it’s minutes from other major highways, including the New Jersey Turnpike, Interstate 287 and the Garden State Parkway.
