Three freestanding retail properties in Mercer and Somerset counties have hit the market for lease, each with a drive-thru, in a set of new listings by Pierson Commercial.
According to the team, the offerings include a former Boston Market building at 770 Route 33 in Hamilton, where the firm’s Anayah Goswami is marketing 2,877 square feet with a dedicated turn lane for ingress and egress from Route 33. The site also has more than 50 parking spaces and average daily traffic of more than 19,500 vehicles, with nearby tenants including Acme, Aldi and Bubbakoo’s Burritos, among others.
Pierson Commercial’s Ryan Starkman, meantime, is marketing a 1,900-square-foot former bank building at 669 Whitehead Road in Lawrence Township, the firm said. Located on 2.73 acres, the property has full-turn access to either direction on Whitehead Road, which serves as a connector between Route 1 and Brunswick Avenue, and draws from an affluent population of more than 250,000 within five miles.
Pierson also pointed to several market activators in the area, including a PSE&G office building next door, the Hamilton train station less than 1.5 miles away and major retailers in the market.
In Hillsborough, the firm is marketing a new redevelopment opportunity in the heart of the Route 206 retail corridor. Starkman noted that the former bank property allows for two concepts, including up to 9,200 square feet with an end cap drive-thru and multiple divisions and a second option that would allow up to 4,450 square feet for a freestanding single-tenant drive-thru.
The site at 403 Route 206 also has rear access to Town Centre Drive, which leads to a full-turn traffic-controlled light onto Route 206, Pierson said, while citing the dense market that pulls from surrounding towns with a residential population of roughly 81,000 and median incomes of some $122,000 within five miles.
“We are excited to bring to market, for the first time, these three new pad site opportunities,” said Jason Pierson, president of Marlboro-based Pierson Commercial. “All three represent separate retail markets in the greater Central Jersey area and each provides a unique opportunity to potential retailers. While they are different product types including a former fast food drive-thru restaurant and two former banks, they all share in common a highly desirable drive-thru as part of their existing layouts.”
