Leasing is underway at a 160-unit luxury apartment property in Rochelle Park that is slated to come online early next year.
Its developer, Tulfra Real Estate, said it was hosting hard-hat tours at what’s known as The Delford at Village Center as it looks ahead to a March opening. That’s giving prospective renters their first look at the collection of one- and two-bedroom homes at 120 West Passaic St., just south of Westfield Garden State Plaza and west of Route 17, with amenities such as a coworking lounge with private offices, a high-end fitness center and an outdoor pool.
“It’s an extremely exciting moment,” said Sonny Jumani, CEO and president of Tulfra Real Estate. “Hundreds of prospects have already inquired and have been anxiously awaiting the announcement of project tours.”
Tulfra recently announced that it had topped out the six-story structure, which is part of a larger mixed-use project at a former AT&T data storage site. The Delford will open alongside a public park extending from Sprout Brook to a landscaped pond that is also planned for the site, as well as a 113,000-square-foot self-storage facility that was completed in 2020.
Other amenities will include outdoor grilling and dining areas, bicycle and package storage and covered garage parking.
“Our goal was to create more than just a residence. We envisioned a lifestyle that seamlessly blends luxury with practicality,” Jumani said. “The Delford’s strategic location adjacent to the Westfield Garden State Plaza places it at the crossroads of shopping, dining and entertainment, redefining the convenience of urban living. As a result, the response to The Delford’s upcoming launch has been overwhelmingly positive.”
Marcus Lee, an asset manager at Tulfra, said the project’s design philosophy is meant to integrate “comfort, style and functionality,” citing its upscale appliances, expansive kitchen areas and extensive closet space.
“These facilities not only offer convenience but also foster a community atmosphere,” Lee said. “We’re not just building apartments. We’re cultivating a vibrant, connected community.”
