Value Cos. is set to break ground on the final piece of a sprawling apartment complex in Morris County, with plans to add 104 homes to a property that already has some 900 units.
Located at 44 Center Grove Road in Randolph, the Gateways at Randolph consists of 54 buildings with several existing amenity spaces. The developer now plans to add four residential buildings that will be constructed in phases, along with a new 7,000-square-foot clubhouse that will enhance the offerings for existing renters.
“We’re upgrading a rental product built over 40 years ago and making it 21st century quality by introducing over 100 units as modern as can be,” said Andrew Abramson, CEO and president of Value Cos. “Were also improving our resort-style amenity package and adding the kind of social and recreational elements today’s renter desires. These efforts will make Gateways at Randolph even more attractive by providing an ideal rental lifestyle inside and out.”
When finished, the final phases will deliver 104 two-bedroom homes with large floorplans and upscale interior design features, according to a news release. Eight of the new homes will be two-story, two-bedroom townhomes with their own attached garage.
The addition will bring the total number of homes at Gateways at Randolph to 1,003, the landlord said. Meantime, the new clubhouse building will feature a leasing and model center merchandised by Lita Dirks & Co., with new amenities such as an outdoor patio and lounge area.
Value also plans to relocate the playground near the new clubroom, establishing a central amenity hub for recreation and social interaction.
The company has made many upgrades at the property through the years including improvements to the recreational amenities, common spaces and physical grounds, according to a news release. Those improvements started in 2012 with the introduction of a new outdoor pool complex, which was upgraded to include a beach entry, water features, upgraded pavers and new outdoor furniture.
Value also re-landscaped courtyards at the site and completed another round of renovations in 2013 with the addition of a high-end recreation center with a fitness facility, a playground and grilling and picnic areas.
