A new 64-unit apartment building in Riverside is nearing completion, marking the final stretch of a project that has transformed a historic factory site in the Burlington County township.
Its developer, Kokes Properties, said preleasing is underway at the property at South Fairview and Franklin streets, with move-ins slated to begin early this summer. That will cap off the major redevelopment known as The Mill at Riverside — which has revitalized the area once home to the iconic but long-shuttered William F. Taubel Hosiery Mill — bringing the total unit count to 190 homes while expanding what has become a thriving neighborhood.
“From the beginning, our goal at The Mill at Riverside has been to create a community residents are proud to call home,” said Michael J. Kokes, president of Kokes Properties. “As we complete the final building, we’ve taken everything we learned from the earlier phases and incorporated it into this design. The result is what we believe will be the best residences in the community.”
The Brielle-based firm broke ground on the project’s first phase in late 2020 and has steadily created a new residential destination at the site, thanks in part to its walkable location and the convenience of NJ Transit light rail service just a block away. That has attracted renters from throughout the region, giving them with easy access to Philadelphia and Cherry Hill and surrounding parts of Burlington County.
With newly updated floor plans, the last five-story building reflects extensive planning and construction improvements that go well beyond what’s visible on the surface, Kokes said. That includes noise-attenuating construction techniques, thoughtful design refinements and high-quality materials throughout the structure to enhance the resident experience.
The developer has noted in the past that Taubel’s Mill was once Riverside’s largest employer but ultimately closed, leading to its demolition in 2006 and several years of redevelopment efforts by the township.
